It's time for better management services
Ever felt like your community could benefit from a dedicated maintenance employee, but wondered how to make it happen with limited resources?
RISE Association Management Group has you covered! It may be surprising to know most communities do not require full-time employees. But having a dedicated resource for your community can make a major impact. This is where the RISE “shared” employee model provides the best of both. Communities we manage get the advantage of a dedicated maintenance professional, working on a schedule set by the community, without having to pay ridiculous contractor rates.
Start taking control of your maintenance needs before they take control of you.
We inspect every inch daily. This proprietary process ensures the building always appears first-class.
To function well as an association you need expertise in the financial / administrative side of a community association as well as in facilities management. However, those are very different fields and one person isn’t usually an expert in both. As a company, we believe our staff should double down on their strengths and punt on their weaknesses. For that reason, we do not require our accounting staff to manage roof replacements and we don’t think you should either. Instead we have designed a very different program to ensure you get the expertise and time you need.
The second component is a first-of-its-kind maintenance technician sharing program where you share maintenance personnel with other communities in the area who don’t have a full time need. This allows you to pay employee rates rather than contractor rates. You can schedule as much or as little time as you need from our maintenance technicians. Whether it’s just 4 hours a month or 40 we can handle porter service, minor plumbing or electrical, checking light bulbs, and other routine and preventative maintenance by using one of our technicians who service other condominiums in your area.
RISE’s Facilities Management Team provides best practices, regular inspections, and resources to ensure your facilities are running optimally. For larger undertakings, the Capital Improvement Project Management takes the helm, ensuring seamless execution from planning to completion.
Offering deep dive inspections, preventative maintenance, and holding your service providers to the highest standards.
Your expert boots on the ground, literally, for any capital project your community may be facing.
A community’s facilities are its heartbeat, reflecting its health, vibrancy, and appeal. At RISE we have dedicated facilities management experts as part of each team to ensure proactive care and to leverage true expertise for maintenance and capital projects. Leveraging our proprietary Elevate process gives us real time feedback on condition of maintenance and our Prepare and Prevent programs guarantee readiness against emergencies and that equipment longevity is assured.
Back to HOA Management →It takes a village to run a village. Not everyone is an expert on everything which is why we incorporate different experts to help with your specific needs such as facilities and amenity maintenance. The Facilities Manager prepares requests for proposals, reviews bids and creates bid comparisons, inspects contractor work for quality, coordinates large projects, and reviews ARC requests for compliance. This allows you the benefit of a wide variety of specialists for your community’s needs.
We don’t believe in “nickel and diming” clients. All costs for base management services are clear and disclosed up front. The base management fee is the primary cost for HOA management services however you should also consider that there are costs for administrative services such as postage, mailings, and printing. These can be charged at an estimated fixed rate or as consumed. In addition there are several types of charges that are charged as a pass through to a homeowner such as late administration fees and resale certificates. These costs are not paid by the HOA unless paid by the requestor. We can prepare an annual estimate of all of these as part of a quote.
It’s how RISE runs facilities management: built on the principle that buildings should be kept ahead of failure, not repaired after it. A RISE facility manager performs deep-dive and monthly inspections, runs a preventative-maintenance program, oversees vendors, and plans capital projects against the reserve picture.
Yes. RISE keeps a facilities team in-house rather than outsourcing oversight to a third party, so boards keep visibility and accountability stays with RISE. Specialized trades are still performed by vetted vendors, but the sourcing, bidding, and oversight are managed directly.
RISE provides 24/365 emergency maintenance availability: a real path to a response day or night, with documented work orders, rather than a message left until business hours.
Facilities and finances are two sides of the same plan. Inspections and long-range planning identify capital projects early, which feeds reserve planning so the money is there when the work is due.
That coordination is handled with the in-house financial team: see Financial Management for the reserve and budgeting side.
Tell us about your community. RISE partners with boards and their volunteer leaders to build thriving, connected neighborhoods: through bold, responsive management and measurable results.
